How We Work
A Process Built
Around You.
One team. One standard.
From first call to final reveal.
Renovation projects go wrong when there are too many handoffs, too little accountability, and no one managing the full picture. We built our process to eliminate those gaps — one team managing your project from design through completion, coordinating every trade and supplier to a single standard throughout.
Discovery
Initial Consultation
We start by listening.
Every project begins with a conversation — not a sales pitch. We sit down with you to understand your goals, your lifestyle, your timeline, and your budget. We ask the questions that help us understand not just what you want to change, but why, and what a successful outcome looks like to you.
- In-home or virtual consultation
- Project scope and goals review
- Preliminary budget discussion
- Timeline expectations
Design
Design & Planning
Your vision, made precise.
Our design team translates your goals into a detailed plan — drawings, material selections, finish samples, and a full project specification. You will see exactly what you are getting before a single tool is picked up. We refine the design together until every detail is right.
- Custom drawings and 3D renderings
- Material and finish selection
- Cabinetry and millwork specifications
- Final project scope and pricing
Pre-Construction
Permitting & Scheduling
We handle the paperwork. You handle nothing.
Before construction begins, Lineborne manages all required permitting for your project — from application and coordination through approvals and inspections as applicable. You will never have to navigate the permitting process yourself. Simultaneously, we coordinate material procurement, lead times, trade and subcontractor scheduling, and supplier logistics so that when work begins, every piece is in place.

Final Walkthrough & Reveal
We are not done until you are satisfied.
Before we consider a project complete, we conduct a thorough punch-list walkthrough with you. Every item is addressed before we close out. Then we step back and let you experience the space — the one we designed together, built to the standard we promised from day one.
- Comprehensive punch-list review
- Final touch-ups and corrections

Common Questions
Questions We Hear Before Every Project
If you do not see your question here, reach out — we are happy to walk you through anything before you commit to a single thing.
How long does a typical project take?
Timelines vary by scope. A custom kitchen typically runs 8–14 weeks from design sign-off to completion. A full-home renovation can range from 4 to 12 months. We provide a detailed schedule during the planning phase so you always know what to expect.
Do you handle permitting?
Yes — Lineborne manages all permitting required for your project. We handle the process from application and coordination through approvals and inspections as applicable, so you never have to navigate it yourself. Our team is familiar with the requirements across Miami-Dade, Broward, and Palm Beach counties and serves as your point of contact with the relevant authorities throughout.
Will I have one point of contact throughout the project?
Yes. Every Lineborne project is assigned a dedicated project manager who is your single point of contact from design through completion. You will never have to track down answers from multiple people.
Do you work with clients who already have a designer?
Absolutely. We regularly collaborate with interior designers, architects, and other design professionals. If you have an existing design, a set of drawings, or a designer you are already working with, Lineborne can step in as your build and project management partner — executing the vision to spec while maintaining clear communication with your design team throughout.
What areas do you serve?
We serve homeowners and developers across Miami-Dade, Broward, and Palm Beach counties. If you are outside these areas, reach out — we evaluate projects on a case-by-case basis.
